Here is a snapshot of what has sold and went under contract in the month of April 2014 in Hoboken for one, two and three bedrooms.
1 Bedrooms: Number of Homes Listed - 43 with an average price of $434,916 Number of Homes Under Contract - 15 with an average price of $382,512 Number of Homes Closed - 30 with an average price of $483,416
Bigger one bedrooms have hit the market in the last month with an average square foot range of 800-1000 creating another buying pool for two bedrooms buyers that have been priced out of the two bedroom market. With Generation Y looking for better commute options and wanting to take advantage of the benefits of home ownership is causing 1 bedroom prices to continue to climb higher.
2 Bedrooms: Number of Homes Listed - 44 with an average price of $671,299 Numbers of Homes Under Contract - 30 with an average price of $603,057 Number of Homes Closed - 32 with an average price of $567,091
Smaller two bedrooms came to market in the start of the year creating a buying pool for big 1 bedroom buyers in the market. Two bedroom have wider price ranges because of location, parking, amenities etc... Overall we will see 2 bedrooms climb higher as the shortage of inventory continues to be present.
3 Bedrooms: Number of Homes Listed - 12 with an average price $1,239,249 Number of Homes Under Contract - 4 with an average price of 948,250 Number of Homes Closed - 7 with an average price of $895,600
The shortage of 3 bedrooms to market have increased pricing dramatically year over year. With younger families choosing to stay close to the city for better commute options and better lifestyle options for raising kids here we will see prices continue to climb faster than we have seen in years.

"Gerard was confident in his ability as a real estate sales agent and told me he could sell my apartment at a higher price than I expected. I trusted him. In the interim, he also agreed to help me find a new home for my family always focusing on the sale of my place because he knew it would put me in the best position to be a considered a serious buyer in a tough and incredibly competitive market. I used every one of his referrals and not only was my contract out of attorney review within less than 3 days without any hiccups, my inspection for both my sale and purchase went off without a hitch. Since he knows the local area particularly well this allows him to tell you his experience with certain buildings, agents, real estate lawyers, mortgage companies and home inspectors. I closed on the sale of my condo within 45 days, my purchase closed the following day! My biggest fear was selling and buying, especially with a newborn baby, and to be financially able to do so without the added stress. I needed to find my new home of my dreams quickly and sell my current home all without any major hurdles. Gerard accomplished all of that and more, he held my hand when I needed some coaching, and he walked me through the process when I did not know what to do, or would not listen. Real estate transactions are never easy, but even with every hurdle; Gerard knew how to handle it. I have bought three times, and not once did it ever go this smoothly. This time was different; a lot more was on the line with the sale, and with the short time frame, and the tremendously competitive market. Gerard is extremely responsive (I called a lot!), he knows how to treat his clients, and he was always available when I needed questions answered, he is smart, business savvy and most of all he is great at what he does - he is an amazing salesperson.
